landscape?

The property had lots of water damage, plumbing issues, mold, the landscaping was out of control.

Nice work.What are your plans for the landscape?  

There are a lot of different things to look for but I will say this: you want to see some kind of distress.Physically on the exterior is important (peeling paint, cracked driveways, original windows, overgrown landscape, rusty garage door, awnings, etc.) but also look for a messy yard or just ask the question-  Is the way this homeowner living kind of "weird"?

The guy is asking 475k, there's still some work to be done with the basement and landscape, but the house itself he put quite a bit of work into so it's not really bad.

It will need total kitchen, flooring, landscaping, garage doors, maybe new vinyl siding etc.

Concessions less than 3% of PP can be granted in option for landscaping or closing costs.

At first glance however, I would say some nice landscaping in front of the porch would go a long way toward enhancing curb appeal.  

As far as our backgrounds, I was a handyman/landscaper before the military, and my wife was a rental manager (I got most of my trade through her). 

Floor has a slight slope to it.3. laminate flooring was put in incorrectly 4. stress crack along with minor water damage on ceiling and walls5 new roof6. no appliances 7. the washer and dryer connections are in the kitchen8. has no central air (95%) of the houses in the area have it 9. need landscaping 10. gutters11. wall trim is in pieces12. some paint since im sticking to white ( very popular in the area)13. doors need replaced14. full remodel of the bathroomAlso the furnace and water heater are exposed in the bathroom (looks very weird) and it does have a garage or a basement but crawl space.
