Then you inch it up closer to market in years 2,3,4 etc.From a lender perspective the appetite is much lower for the full vacant turn arounds as the risk exposure is huge.The level of rehab needed per unit will matter a bunch on the number.

When they put the kitchen cabinets in they did not quite fit so there is a 1 inch gap between tile and cabinet.

If it is a bird then duct tape a clear/white bag over a pre cut rectangle at 16oc by 3 inches high when the sheet rock falls into the bag the bird should follow if not just use heavy gloves to capure it and release outside

Although were I play we are on subdivision lands not meets and bounds.. so its pretty straight forward..and if its really flat with larger than normal lots I just lay those out myself. but this last one I did in Lake Oswego were we had set backs from trees that could not be touched etc I had to be on to the inch.

Don't go any less than 3" (square footage X inches thick \ 324 X 1.5) this will give you tons if you need it.
