Unless this is strictly a student housing for IU play you would want to be extremely hands on to make this work in my opinion.

However, I have a good amount of friends who have made WA work very well for them.

Your other option is to test it out and see if you can make it work.

I'm currently looking at a Multi Family deal with Victor and Y Street Capital and was hoping to connect with someone that has worked with them in the past.  

Personally, I follow this standard for every application I receive:- Income of at least 3 times the monthly rent (verified through the employer)- Credit score of 580+- Rental verification with past landlords (no outstanding balances, no late payments, and the property left in acceptable condition)- No history of collections, evictions, or criminal offenses- No overdue debt (except medical debt)This process has helped me place quality tenants over the years.

This allows a few days for flexibility and cleaning.But it really depends on the remaining work.
