Win lose or draw... just be reasonable.

I bet a lot of new investors would love to hear how you got #2 and what’s your plan for #3

I can't take a chance on felons, even though they, in many cases may be a better bet than some the losers with which I've had to deal. 

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

Our Agent knew we were beat up buyers since we lost 3 homes prior and switched agents..The agent influenced us to go non contingent offer waiving everything… if we wanted to win the house.

If the contracts are clear you win. 

Plus every time the house sells you start that amortization schedule over and you're on the "winning" side of the payments from the new owner so to speak.Obviously this only works when you've got low payments yourself or you manage to increase the value of the home significantly, but is there anything else I should be looking out for here? 

The homeowners of ours that are still winning in this environment are owners of larger, higher-end homes (homes that accommodate 12 or more guests). 

It is my belief that if we pulled only those with 8 digit and more RE assets, the appreciation wins hands down.  

How hard will it be to bet appropriate permits for the alterations (2 rooms and bathroom).
