Pretty much all major components were newly installed / fitted and done to a tasteful standard (new metal roof, plumbing, electrical, kitchen, flooring, bathroom, doors, new hvac, decks, vinyl siding etc) and I have visited and walked through 3 times and even been under crawl space to inspect a repair that was previously noted on an inspection to the foundation after termite treatment which looked to be a good job.

I know Indian harbor beach really well, used to visit often.

Also try to find mechanism on how you can monthly visit your properties (role now done by my wife) - to make this happen all my estates are situated in a close neighborhood  (not more than 10 km ).

I am a remote investor with 2 duplexes so I am not able to visit the properties on a regular basis, which is why it is important to have a proactive PM Company with reliable systems in place. 

1.67% seems high (NV is 0.87%, CA is about 1%)  Are there area indications that rents will continue to climb because of shortage of supply?

Hello,I see that in California, landlords need to give 60-days of notice for leases that are over 1 year old, and 30 for under a year old.

You need to figure out who the average guest visiting your area is and why they are coming.
