@Tony Marcelle, if you are trying to do it on your own I would try out the fb live option first before venturing into youtube.

I want to tackle a flip at some point in the future, but I'm currently getting some buy and hold to stabilize the portfolio before I venture into that realm. 

However,  if husband and wife want to do a partnership, they can elect to be "Qualified Joint venture", and not file partnership return. 

Then I would fix & flip the property.So, There really are only two options I can think of. 1) Find an "off market" property that you can take "Subject To, on a "Wrap", or a "Land Contract" or a "Lease Option and proceed with either Fix & Flip or Buy & Hold or sell to a Tenant Buyer (my favorite).2) Find someone on the mainland that you can Joint Venture with in a market your finances can afford.Either way, you have to start somewhere.

@Jeff Burdick no I have not considered buying a property due to not having much capital and actually working on another venture on the side that would take higher priority of any capital.

It's really tough to be able to just give you broad advice without knowing what areas of investing you are looking to venture into.

After 10+ years in the industry in my market I ventured out and opened my own management company (TruHome Property Solutions). 

Let's say if I am willing to venture outside of California...are there regions close to California that you guys would recommend for multifamily?
