However, I’ll never tell that to anybody who’s unwilling to get the education.Some people might not have the time to educate themselves.

I figured the ones that are unable or unwilling to follow my simple directions to read my rental criteria and fill out a simple form, will probably not make good candidates as they will likely not follow my rental rules or agreement; so that is another way to filter-out the bad apples.

If they are unable or unwilling to fulfill the duties of the lease/rental agreement, then reach out to the person they listed as an emergency contract and/or their kin.

That caveat means that if you are unwilling/unable to manage it yourself, you must find someone to manage it for you, and pay the appropriate fees.
