I had a few houses that lost about 30k in equity overnight in the area (had been considering selling to do a 1031 into some new builds, but that turned into a less attractive idea after the equity drop).

For those who invested in the PPR fund with the idea of trying to get into the note business, it is to those I speak.

Building more homes is the right idea, but will take years to implement and there are many issues to overcome: we don't even have the labor. 

I am open to the idea of building a duplex or purchasing a preexisting home.

FB Mktpl has yielded the most quantity of inquiries, but also the most unqualified and applicants that have no idea where the units are located.

The idea that you are going to buy cash flowing properties, hire a property manager, and collect rents is just not reality.

Now a 21 year who have never owned real estate is being told jumping into syndicating is a good idea.
