As someone who started investing turnkey 6 years ago, one key to successful turnkey investing is to be sure to vet the company thoroughly, and I think that should include a visit to the market to meet with those you are considering, see their rehab work, the neighborhoods they investing in, and learn about the quality of their property management.   

I've been fortunate (and with thorough screening) that my tenants pay on time or early.  

5-6 hours for six unit, plus all of the building systems is not a lot of time if you are looking for a thorough inspection.We had our inspector spend up to 8-hours on a 5-6 unit building - he's very thorough.

I did thorough walk thrus and asked about the properties history.

If you want to grab some cheaper properties with decent returns, you can search thru areas like 38127/38128 but you'd want to thoroughly check the street and comps.

It is fully rented, and I did a full thorough walk through of each apartment, only needing slightly cosmetic touch ups.

The report was very thorough and reasonably priced.

We had all suspect areas thoroughly abated by a certified mold tech and added additional insulation in particularly poorly insulated exterior walls.

If they aren't, perhaps they haven't thought that far ahead and that's just downright scary.Your return can only be determined by a thorough underwriting where you see how the cash flows through the deal. 

Please be careful who you work with, do thorough background check, use third party to check work and never pay full amount till rehab is completed and inspected.
