I feel like I'm too late to the party on this one. 72 Park is in pre-construction phase.  

That will help narrow down the questions - if an investment you'll focus on the high tourist area with major airports flying in/out, good local transportation system, less than an hour drive from the airport, a low crime rate etc.If personal then you'll look for an environment that suits your taste (tropical, party central, secluded, dive-friendly, luxury, affordable etc).Almost every island I've visited has realtors from America who decided to setup shop there and help out-of-state investors purchase property.

My plan A for my folks will always be to hire a 3rd party, but having done this for a very long time, I know I will come across those that want to be at least a little more hands on and I want them to have an option.Thanks in advance for any suggestions.Cheers,Robert

So, of course its a red flag to anyone who does not know the parties involved.

Funny how it's always the other party who is greedy, never the person in the mirror.

I've never heard any of them using 3rd party software to tell them where and when to bid.Somehow I doubt these national trainers actually teach you enough and are experts enough to make using their software easy. 

The difficult part is going to be for buyers who will have to either come up with the funds to pay their broker or negotiate seller paid closing costs to cover it

Third suggestion is find a local partner that handles the lending side of things (to avoid the foreign limitations) while you handle all management and repairs part or the deal. 

The best part is this is not money lost, meaning, you can always pull lout the amount of credit that you have up to the high loan limit, versus where your current balance is.

A third-party holds it electronically.
