What markets are you looking at?

I furnish about 80% of my properties off of facebook market place and places like that. 

Our area gets a ton of vacation homes on the market every spring, and we're already seeing 4 to 5 a day- way early!

We've noticed 3/1's have had more success as that is what investors are looking for and hindering my chances at a sale.

It's a free market. - You will finally get a tenant.

And in order to defer all tax you must purchase at least as much as the aggregate net sales price of your properties.These all can seem daunting but in my experience exchanges are more successful than not.

IMO better options- If you don't need the money in the next 10+ years look into Annuities I'm seeing 7-9% and you don't have to participate in market downturns.
