I personally think the detailing MAY be a great idea, IF the location of the car wash is on a highly traveled street in a neighborhood with lots of residences within a 2 mile radius.

I have a newish (2002) 4 bed, 2 bath home in Lubbock that I need leased. 

That street is definitely in a transition phase and given the current market conditions in my opinion you would have to discount units in that building to a point where it wouldn't make sense as a STR.

The house i was purchasing was was a 2 story  4 bed 2 bath around 1900 sq ft.

One of the contacts I made during the pandemic told me that he would be willing to sell me his Assisted Living facility (which happens to be right across the street from where I live).
