We're all just speculating in this thread as we don't have fixed numbers.  

Lots of speculation on crash/recession/correction but it would be nice to at least see some movement on these markers.

Remember investing with long term strategy is not speculating.

I don’t really care what the price is, I care about cost of leverage, trueness to expenses, lease length, quality of tenant, pro-forma speculation, and most importantly, pre-tax cash flow.

After reading some of the above post I do agree with investing numerically for a great deal vs speculatively.

#'s on one of the Mesa triplex: Of course we don't want to speculate that prices will keep coming up, I still try to find deals that are PP + Rehab Cost = or less than 85% ARV to help with BRRRR method 

All speculators who purchase pre construction condos/homes from developer to assign or flip are basically screwed.. only the lucky ones will make a profit or breakeven but most will take a loss or lose the whole deposit.
