Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

They are a new lender in CR who can help you out with your purchase.

We have been using it for our listing descriptions and reviews / review responses. 

Not aware of a lender that will allow a rookie to do this.Recommend either starting smaller and working your way up to this or partnering with someone you can learn from that can be your lead with lenders, etc.

@Sonja Revells , after reviewing the agreement you uploaded, I realized it could be a bit tough to fight for your EMD due to these sketchy clauses.

I am already have a good lender that has pre-approved me with a DSCR loan so all I need is to find the right market to invest in!

Then, speak to a lender or two and ask them to help evaluate your deal!

If you plan on going the hard money route, most lenders will require an experienced, licensed GC to complete the rehab portion.Do you have the option to bring on an experienced partner for your first that can show you the ropes?
