I have dealt with rentals in downtown San Diego that due to the HOA wanting to repaint the building and having issues with doorways increased dues by $175 a month (this was a 14 story building).

The place was a mess when they moved out: Damaged countertop, damaged sink, broken garbage disposal, filthy carpets and other flooring, paint marks on floors, paint on walls (poorly done and erratic), holes in walls, tears in marmoleum, broken window sill...It cost us about $6K to repaint, clean and remediate.

I was curious from any agents or appraisers out there, if I fix up the Kitchen nicely (new hardware, new countertops, repaint cabinets) how much of an impact on appraisal will the soffits have?

We did some minor drywall repair and texture matching, repainted a room, touched up some paint and wood stain outside, and built some new custom cabinet drawers.

I completely repainted the interior of the house including all cabinets.

., if you are re-painting over the same color, one coat should do the trick.  

On the other hand, each apartment was repainted every time a tenant left and it could be painted any color as long as it was "eggshell white". 

I have a large job that I want to start in June/July repainting a 2800sqft triplex.The job I probably big enough to break out the sprayer and I want to time it with removing the cabinets/vanities so they can just hook up the equipment and go.There is some light other work as well.

I completely remodeled the interior, repainted the exterior and fixed up the yard so that it added value to the surrounding houses.
