It's only a matter of time before a minor financial emergency pops up for them and you'll have the time, energy and expense of an eviction on your hands.

I would not do a fix and flip in Florida as a new investor with the costs (and reliability) of contractors and the insurance costs right now.

Obviously that can have it's setbacks with people using more energy, but it's what I've found best. 

While we do not see income from these properties and are not managing them we do have a significant amount of depreciation and losses that have been assigned to us and carried over from the past couple years.I am invested in some growth/equity focused projects already and am specifically looking in reliable income focused strategies that are tax efficient provided the losses I have from my family.

The off-market game, although still very competitive, has brought my investors more consistent and reliable results.
