I regularly argue that Dave Ramsey provides excellent, sound, time-proven financial advice that everyone should apply to their personal finances.

Most of the facebook groups are spammers or people with no clue on real estate and they drown out a lot of the good discussions - if you are in a FB group and its public, most are waste of time unless it is strictly monitored.

If someone came to stay as an overnight guest for a weekend they were not concerned. if there were two people sharing a room on a regular basis that are not related then that would put you over the limit in a four-bedroom house. so you get four unrelated people in a four-bedroom house.

Monitor and Adjust: Continuously monitor the performance of your investments.

I know because I monitor those markets, in addition to all national markets with over 100k population + strong job growth.If you can make the numbers work on your AirBnb strategy, you'll likely need to do a significant rehab to do so. 

Nothing is passive and even US treasury bonds which are considered the safest investment require one to monitor the economic climate.

But, save as much of your cash as you can for reserves and another purchase down the road.If that appreciation is regular/normal and not an anomaly, I see the appeal here.
