Every time my wife and I went to a RE office and sat down with an agent and discussed what we were looking for, we ended up with an agent that would just email us any random or new listing on an almost daily basis.

Just some thoughts in general and not directed at you, OP...instead of blindly shooting off random/poorly priced properties to a guru inspired "buyers list", why not build a buyers list through talking with people to determine a) if they really are a "buyer" and b) work together to find them properties in areas they like to buy?

@Chris Seveney Ah, true . . . ultimately my basic plan is just to make enough (with all of the companies) that it's a no brainer either way, but just curious if there were particular companies that are legitimate that I could reach out to that'd be more along the lines of the real estate loan (as googling random companies makes me nervous)
