So you'll either need to get lucky that: George.com is still available (or something random like that), or you need to build a highly trafficked website, which may not be so profitable since the odds of failure are very high.

Update: this house mentioned here is in the historic Russell neighborhood, which I did not know until 3 people contacted me randomly about buying it.

Every time my wife and I went to a RE office and sat down with an agent and discussed what we were looking for, we ended up with an agent that would just email us any random or new listing on an almost daily basis.

Just some thoughts in general and not directed at you, OP...instead of blindly shooting off random/poorly priced properties to a guru inspired "buyers list", why not build a buyers list through talking with people to determine a) if they really are a "buyer" and b) work together to find them properties in areas they like to buy?  

Things I remember learning from the course, and now forget: how many sq ft an acre is, what the "back 40" means, random information about where property rights end if you buy along a body of water (being in Ohio, this means lake or river).Things I learned, that I have never used while investing: All the random legislation like Fair Housing Act, lending laws, etc, when these laws were enacted, which one covers religion and which covers age...  

I was able to connect to someone, but it was just a random Zillow connection. 

For example, I don't just send my trusted electrician to any random person who claims to want one "ASAP". 

My intention was to get roommates for the other 2 bedrooms, preferably her friends or someone who's not a random stranger.

@Chris Seveney Ah, true . . . ultimately my basic plan is just to make enough (with all of the companies) that it's a no brainer either way, but just curious if there were particular companies that are legitimate that I could reach out to that'd be more along the lines of the real estate loan (as googling random companies makes me nervous)

I figured real estate investors who have a self directed IRA can give a better answer and point me in the direction better than a  random google search.
