My broker shopped around and found 3 companies that allowed us to add Co-Living clauses (SafeCo, Auto Owners, and Travelers).

All liens are removed from the property as the result of sale at auction.We won the bid, wrote the check to the sheriff within 30 days, and today the deed was recorded, we are the owners!  

OpenPhone has been a great tool for communicating with property owners, vendors, and generic main office phone calls. 

"Evicting" squatters who were allowed to live on premises from prior complacent owner was interesting to say the least.

This is important because these are generally the property owners with standing to file an appeal if they are not satisfied with the plans which can become a drawn out and expensive process.  

I would have to guess that a lot of single property owners won't show up on their lists.

Hello @Sam Epperson,if my goal is to find off market leads, and I want to start with cold calling distressed owners, what exactly am I saying to them?

We had to wait maybe 2 months to see if we were going to get it and luckily the owner let us rent it while we were waiting.

SFR prices are dictated by owner occupants, who are happy to overpay as a lifestyle decision.

If month to month, then why did the owner allow such low rents?
