The difference on the performance of a public school that is attracting "that new top teacher grad" and one that is attracting "that just fine new teacher grad" is negligible.  

If the damage was caused by the landlord negligence or was not caused by the tenant, then landlord pay for it all.

They had cash earning negligible returns, no time and saw an opportunity but needed a active person to do all the work. 

However, if the state where you are holding properties has low registration and annual filing fees for foreign corporations, than the additional costs may be negligible.  

To me, the contract is a two way street and if the PM company doesn't hold up their part of the bargain, I feel less inclined to honor my side, especially when their actions or inactions are costing me money due to their incompetence, lack of communication, negligence, etc.I've fired two PM companies.

The difference between 3 and 3.75 on $48k is pretty negligible, and 3.75% is just ridiculously low historically to begin with. 

If yours stands out from the competition, the $100 becomes negligible.

Also, given that this is a daycare, get an insurance policy that covers negligence.

-Repair things quickly to avoid any appearance of negligence. 

Insurance doesn't cover DIY plumbing negligence.
