People are actually migrating to North Florida as I now have 2 tenants from the Miami and Fort Lauderdale area. 

Hi BP Community, As the tourism and out-of-state migration to the Gulf Shores/Orange Beach areas continues to expand, my partners and I want to invest in the Path of Progress in which the service workers that service the tourism industry are moving towards.

If people do not stop migrating to the state, pricing will continue to rise.

On the flip side assuming your residence is in Orange County; you know those properties appraised aggressively but then there is the migration out of Cali as well.  

All the states but Wyoming have positive net migration. 

I work in the surrounding counties, too, so I see the migration that's taking place.

That idea was dropped temporarily after talk of interstate commerce clause etc....Point is that this migration will certainly have some effect on real Estate, both in CA and maybe more importantly in the states where these people are moving...

California residents are migrating out of CA and into NV, AZ, TX and FL. 

Multifamily syndicates are a good option in that value-add plays featuring class B/C apartments have more downside protection than other strategies (people tend to rent more during downturns and tend to migrate from class A into class B or C assets).

I'm hoping to find, chat with, and befriend people who've either migrated or who live in those areas.
