Just tell them you are inspecting the property as it is being auctioned off... they will believe you because they will know it’s been empty for awhile and usually strike up a conversation.

I was dealing directly with the sellers and I already knew that she was about to lose the house to foreclosure, a 17k debt (that was part of the 25k) So she was either going to strike a deal with me and get 8k, and 30 days to get her stuff; or she was going to get nothing for her house, and the sheriff would give her an hour to get her stuff.
