It's clear your dead set on an apocalyptic forecast, talking about food strikes at 50% reduction to property values, mass unemployment of 35million and on and on.

Just tell them you are inspecting the property as it is being auctioned off... they will believe you because they will know it’s been empty for awhile and usually strike up a conversation.

I would strike it out and put in its place something stating that the tenant agrees to pay for all damage they or there guests cause.

I was dealing directly with the sellers and I already knew that she was about to lose the house to foreclosure, a 17k debt (that was part of the 25k)  So she was either going to strike a deal with me and get 8k, and 30 days to get her stuff; or she was going to get nothing for her house, and the sheriff would give her an hour to get her stuff. 

That's the nature of sales...However, I would say try to strike a balance. 

I have gone after default notices and found them at the county clerk office book of defaults and have contacted the home owners to strike a deal.

That strikes me as a potential ethics violations If, in fact he is a Realtor (member of NAR).
