I originally lived in it for a year, while if fixed it up so i only had to put 5% down + closing costs(25,000), and the property has appreciated 8% over the past two years(20,000) but not sure if i should rent it at a loss and structure the lease so i am  in a more favorable leasing cycle, or plan to sell it.

The contract I have in place is a fixed sum contract, and in the breakdown there are no utilities.

Renee, I'm a conservative investor, and so do not feel they are a match for me personally (for numerous reasons) so am not invested myself.

I went through the initial 2 months having to fix even the most minor of issues that other tenants would normally be very adjusting.

I contacted the management and asked when the ventilation will be fixed.

I can see the income and expenses for each property via my statements rather than multiple income and expenses under one account and trying to match which property they correspond to.

From there, you can match your price point with areas that interest you.
