Your comments back up what I see - unless there is a massive pullout of Chinese real estate investment or a massive jump in interest rates, I don't see a crash - and I don't see either risk being high, at least right now.My first suggestion is to look at your primary residence separately from your income properties as much as you can. 

In order to get down to $50/ft2, it would be super hard unless you had massive volume.  

Plans are:Replace flooring with tile throughout.Rehab bathrooms replace vanities and massive cleaning where needed we will try to salvage tile on icky shower.

When I turn 50 years old, I won't be working so hard to support a massive divorce loan, underwater house, and vacations.

Here's another interesting thing that occurred to me the other day regarding Warren Buffet and what I perceive to be pricing irrationality in the investment markets: Berkshire Hathaway has been under performing lately, which is not at all usual as this company under Warren & Charlie's investment genius has consistently outperformed the S&P500 year in and year out.

Buffet advises newcomers in finance to "start with the A's".

The 84 is derived using a 30% expense ratio:  (12months x .7)/.1The 72 is derived using a 40% expense ratio:  (12months x .6)/.1You use it to just sort through a massive stack of leads quickly.  

Aside from the massive time crunch, other problems cropped up as the bathroom was stripped down - a water line snapped in the crawl space; some drywall had to be replaced; etc.
