RV/Boat storage market range is even further, up to 20 miles. 

@Ivona VillantiThe Reno Nevada area is landlord friendly, tech and job manufacturing growth, population growth, low property taxes, no state income tax and no large scale natural disasters. 

I am also looking for multifamily, but more in the 40-100 unit range. 

From what I see there are only a handful and the ones I see are on the higher range.I also see manufactured home in this area are these renter friendly? 

Real estate secured loans, for instance are in the 7-8% range. 

That being said, it wactually ranged between 6'-5" - 6'-10".

So, I'm looking at buying a manufactured home because there is nothing in my market.

If your just looking to start slow and have 10-15k or even 5k id say just try and land a deal in that price range.

Part of the reason I'm attracted to Huntsville is the thriving aerospace, defense, and technology sectors and all the new developments such as Toyota's manufacturing plant, Blue Origin investments, and Facebook's Data Center for example.
