Lenders can use legal ADUs to help qualify for the mortgage, so people that didn't even want to house hack before, may be in the market to do so simply to afford the type of house they want. 

The taxes, insurance, legal, upkeep, vacancies will drive you nuts if a few hundred dollars ruins your day. ;-) When foreclosures are common, (which they are not right now), I send out two thousand letters a week.

I would never tell tenants what temperature to keep their home at, even if it was legal.

This is definitely not the path I would take unless the numbers are sweet and STRs are fully legal in the zone your are buying.

In my case, it's totally not discriminating, it's only 1 legal bedroom, so only right for a single person or a couple.
