When that ultimately didn't work out I have been reevaluating what I want moving forward.   

After that I will focus on expanding my reach and find a small apartment complex 8-24 units, although I know this will be capital intensive I plan to keep my savings rate around 60 or 70% of net income to make this happen. 

If I am contracting the work out to a licensed Contractor do I still need to hold either of those?

Looking for advice on getting started

It seems to me with the parks that are on the market there are super awesome ones (with some heavy price tags) or ones that are distressed that are capitol intensive. 

@Joe Benson A lot of these questions are things you're going to need to work out on your own.

If you want to keep the home, you need to either work out an arrangement with the mortgagor or refinance the loan.

Then eventually focus in on one and see if we can work out an investor rate.

I haven't focused much on investment property in the past, and I am seeking opportunity to drastically change paths into this arena now.With that said, I was negotiating a deal with a seller recently, and then halfway through the negotiations he said a hard money deal wouldn't work out.
