If you need higher levels of technical training for a technical career it is different (sciences, engineering, medicine, etc.).I have a question for you: if you get a somewhat more difficult, but more applicable to RE degree (finance, law, accounting, etc.) - would that degree help you more than spending the additional time it requires on RE-specific activities?

As in option 1, I am worried about non payment of rent as both their money is used in a legal battle.Our goal is to quickly stabilize the situation when it comes to rent payments and house integrity. 

It's really sad that people have no integrity sometimes.

-  to be financially successful in my opinion it requires integrity - honesty and the ability to be able to keep your promises to sellers -So many MOTEL trained - so called investors/wholesalers just don't know what they are doing - they don't understand contract engineer - making full disclosures............... they just want to rip off some fast equity from sellers. 

Integrity do a really good job.
