In the area I invest, they don't "require" appliances, they just allow more money for rent for each appliance that you do have in the rental.I suggest you connect with some landlords or property managers with section 8 properties in the actual city you're inquiring about.

Make a list of all properties in your target purchase price range (based upon the above filters)- Determine current indebtness/equity position (by way of a title search) to determine estimated ROI for every property in your list (could be time consuming and/or expensive)- Inquire about those that meet the above standards.It's sad but true, paying cheap money for a broad list (that you have to pan to find the gold) always costs more then paying a little more for targeted list.Regards,Scott Miller

In all cases, the servicer has access to the investor but servicer's are not really setup to deal with offers to purchase and sell loans for the investors so you may get a little bit of a run around.Reverse inquires are not usually easy nor are they usually successful.

Jeff, The issue I am facing with is due to the amount of time it will take to roll the funds from my existing ex-employer's 401k plan to a new solo-401k plan which I was hoping to use to fund this property.To give you an example, let's say this property is contracted for 300K.Let's say I have one IRA account with TDAmeritrade say with 100K, Schwab with 100K and a 401K plan with JP Morgan with 500K.Previously I had inquired with TDAmeritrade, Schwab, and JP Morgan and they all told me all it takes to roll over to another IRA provider is 3-5 days.
