While I agree that you have to do your own due diligence on the individual and the company, I disagree that you need to know about the specific business.  

That being said, I fell out of my chair when I was able to lock an individual investor (personal name) using a 1031 Exchange with about 50% down and 800 credit scores at 6.99%.

My model projects these can be without private or individual site water, power, bathrooms, and/ or wifi and still be worthy investments. 

It’s essentially a board meeting where they look at individual cases as I understand it.  

The local contact may be an individual or an entity with a principal place of business on the same island as the property.

., this is also similar to co-working locations where the operator signs a master lease with the building owner and then rents out cubicles to individual customers.

Tough neighborhoods still, but plenty of fixer uppers and low cost plots make it ideal for scrappy individual investors looking to get started on the cheap.

If a cash out refinance, many lenders will allow the cash out to satisfy the reserves requirement.As mentioned earlier in the post, DSCR lenders generally let you vest either individually or as an LLC.

OR see who in your network has the capital, wants to invest, but doesn't have the time to do so.I have seen individuals looking for $10k - $1mm at these types of meetings and there is more money out there looking for deals than there is actual investment opportunities at this point in time.Please reach out if you have any questions!
