Be sure to factor in management complexity, market research, and your risk tolerance as you evaluate options.Without a W-2, HELOC approval can be tricky, but some lenders will work with retired individuals, mainly if you can document stable income (rental income, retirement funds, etc.).

I think my main point, which you’re experience lends support to, is that while there are below market deals out there, it requires a continual effort of being “in the market” and looking at 100s of deals to negotiate the rare below market purchase.  

The main issue is land... or lack-there-of.

I honestly give 5 stars when I shouldn't because I feel bad, but I give them feedback the whole time on what is broken and if they are responsive I feel like it's ok and then I still include what to look for in my review to help others.
