We basically execute a form of the BRRRR strategy by targeting communities that require significant renovations or improved management to bring them back to profitability and then we are able to use the increased equity when we exercise the option. 

The right team will do everything possible to right the ship in the storm - which we faced last year.Timing the market is never a good idea, but personally, I see it as a much improved time to buy, as pricing is down, some sales are distressed and sold at a discount, and interest rates appear to be heading in the right direction.

Buy price, included a soil evaluation, drone pics and getting an improvement permit for my end buyer.

Separate meters..who pays which utilities..Terms of leases and Estoppel certificates, any recent inspections, appraisals or capital improvements..

Focus on improving your credit.

Single tenant has risk too if area is bad, tenant too weak, rent above market tenant is paying due to high tenant improvement credits from owner to get them in their and opening,etc.Hope things turn around for your investments soon. 

Sometimes a fresh approach or minor property improvements can make a significant difference in securing a tenant.Ultimately, aligning your strategy with your long term goals while managing current cash flow is key.

My preference is to rent it to a trusty family member or close friend so I can ease into being a landlord and continue making improvements without it being a big issue.
