Our firm has done more than 150 deals this year already. 

I see no rationale where they deserve an STR permit over a STRs that provided proof of paying transit occupancy tax and being good hosts (few complaints/issues, etc).

I'm just trying to get a ballpark idea of how firm the seller is with their asking price.

Lot of great replies on here already - only thing that I would add to consider is getting a few outside opinions from realtors, other hosts, property managers, etc. about the medium to long term outlook for STR regulation in your specific area.

If that's more your comfort zone, it's good to stay firm.

Lodgify is actually not that commonly used anymore since other platforms offer better functionality for hosts.

My firm also manages properties for our clients and although its a small portion of our business, its a great way for us to stay involved with clients to better understand & anticipate their needs.
