If you can find a reliable person for $50---Maybe pay in bulk at the end --to discourage quiting.Maybe text to remind and require a pic to prove every time.Maybe have a bonus of $50 if the job is well done, on time and finished to the end of the term.Maybe have a secret bonus (if you like the work and the person) of a $50 McDonalds card (meals for the person and friends)...as a surprise deal sweeter, so when you need someone again...you get their attention...

My God what more do people need, seriously, do they gotta put it on your Happy Meals to get anyone to acknowledge it? 

When I am not caring for my clients, you can find me at the beach soaking up the sun or at the local bars partaking in delicious meals and drinks.

Investors, and everyone else, have just bee getting spoiled the past decade or so....it's much healthier for the country overall to have them at the place they are now.....

I will say that taking someone out for coffee or a meal is a nice gesture, but NOT going to win anyone over. 

(Nobody wants all future Thanksgiving meals to be terrible.) 

And you can charge them a negotiable fee (commission) for the service, legally and ethically.You'll also have a much bigger potential income stream in working with retail home buyers and sellers, usually for a much healthier commission than distressed sales. 

Just like fish waiting for a meal.  

Fire your realtor because he or she is representing his personal wallet, the seller is the second most-important person and you are his meal ticket.
