I also did a full cosmetic update of the sunroom and kitchen and am slowly working my way through the house to do the rest of the rooms as well.

Starting out, I would focus on doing one deal at a time so you don't leave room for errors. 

When I was "Mr Flip", I walked in day 1 of a property, folder under arm, my team trailing frantically taking notes because i was just walking room to room detailing every last detail of exactly what we were going to do, what I expected in finished product, and why we were doing it that way. 

At 599 total heated square feet, the small tiny home will feature an open driveway, 3 bedrooms, 2 bathrooms, kitchen, living and dining combo, all electric, with a full size washer and dryer.

Moving on, I've been house hacking for the past year by renting out a room in my house.

But in the grand scheme of things I’m fairly new.

And as mentioned, better theming for the rooms.

They will park a Harley in the living room.

I live down the street from a HS and I currently rent by the room to younger folks who tend to not have kids.
