Speaking from experience here haha-Look for properties that are made with durable materials that can withstand wear and tear from guests who are likely not going to be as gentle as you would be yourself.

Holding out for an extra $250/mo will take you 27 months to recoup the lost income.Rent control and the cap on increases throws a twist into this for you, but I'd be doing whatever I could to get it rented sooner rather than later.Good luck!

I want to proceed with a potential tenant who makes 4X the rental income, solid rental history and hopefully a clean criminal record (that should be coming back tomorrow when they open up.)If they refuse this tenant for whatever reason can I just gently tell them I am done working with them, and move solo.

I sent a gentle letter to that owner asking if they could talk to their tenant. 2 weeks later, haven't heard back.Then on Friday night, my tenant called me to tell me the neighbor stopped over, was very aggressive - seemed unhinged and during the conversation, pulled a gun our of his jacket and pointed it at my tenant.
