Hi KyleThe way most real estate for sale is priced these days there’s little to no cash flow after debt service with 25% down - borrowing a down payment would put the investor in a negative monthly position. 

Financing as a non-US citizen might be a challenge, but it’s not impossible—I’d recommend reaching out to lenders experienced with foreign investors early in your journey.A few general tips:1.

The right team should have every system in place for you to be able to go from novice investor to experienced investor after one deal.  

One question I got from an investor is whether an unfinished basement should be tested and remediated. 

[In my scenario below, I was thinking about a share of the equity upon refi (what @Jack Pasmore called "the kicker" or share of the upside) since I don't think the seller would agree the property values at only $450K, even though that's what the rent and NOI say]@Jeremy Dugan In my experience, such a "kicker" is only present when the other party is an "investor" rather than the "lender".
