It's no different than what I deal with I think with new Realtors thinking real estate sales is the "get rich make 100K" your first year game.

I deal with development opportunities where I can and synergies between local businesses.Then I have my operations manager who handles most of the day-to-day management of the properties, and they manage some of our contractors and managers.Our model is a little different than large parks because we have regional managers that cover multiple communities vs a single one.The pain point right now is mainly having consistently qualified contractors and filling vacant spaces as quickly as we can.

Although I am interested in getting cash flow if I am, especially since my current living situation is very ideal.

Instead I live my ideal life and work when I want and choose which clients I want. 20 years in I can do that.

Texting is in my view an ideal way to communicate with tenants.

I was recently laid off from my job and have three issues: 1) No way to get a conventional mortgage 2) Need a place to live, and an advantage: sizeable savings on stock, bonds.I want to start investing in RE (ideally multifamilys), but for now I want to start small: buy a condo to live in, and [whenever I buy a multifamily I could move to] rent it.I would like to evaluate my high-level strategy, and get your comments:* [Soon] Get a "securities line of credit" worth around 15% of my savings.

Recommendation letters would be fine as well, but personally, I think talking to them over the phone is more ideal as it's easier to get answers and just a better understanding of the tenant. 

Ideally, I want something I can confidently show to potential investors that includes all the key metrics they and I would need to consider when evaluating a property.

We live in Seattle, so somewhere on the West Coast would be ideal.
