first of all make sure its CLEAN of lint,,,exhaust hose pipe always needs cleaned often, specially on gas dryers or it becomes a fire hazzard.Saw one nobody cleaned in forever,,,,got over a stuffed grocery paper bag out of duct from dryer in basement to ground level,,,,about 6 feet.

20k gives them the extra buffer to move.12k they can exhaust pretty quickly.No way can they stay even a day after closing.They are being nice now but after closing and getting the money watch how they change when they are supposed to get out of the house if you let them stay there.They will turn into a holdover tenant and take months to get out.They will leave trash in the place and turn your small margin into next to nothing or break even.
