Since they have been converted to 10 bedrooms each and have 10 renters in each home, I wonder how this may affect someone getting a fannie/freddi loan? 

So, I know this is getting a bit off topic, but regardless of basis per unit, I simply don't see a property with $37k NOI today nearly doubling NOI when the incomes are that low for the area.  

I’m looking to house hack my first property and walked through a couple of properties that have a fair amount of square footage but only 3 bedrooms.

As a Meridian resident and investor I believe you need to look at co-living - Buy a house, add bedrooms or get your first one with 5.  

We will be renting the 3 bedrooms of the main house as mid terms and the in-law as a long term.

But each transaction is a roll of the dice, and as any gambler knows if you continually “double down” it’s just a matter of time before you lose your “stake”.

I remodeled and added a bedroom to the original house, and then built the second house after.  

I have a duplex near a Mini Mart gas station and people are constantly throwing their trash on my property.
