Keep your eyes wide open and don't get tricked by creative financing if it is being used to distract you from a legal trap.I am still a small, but growing, fish, so I don't have experience in this size pond.  

This year for me its all about staying "focused" and not getting distracted by the next shiny thing. 

It has worked out for some, but I have usually run into the ones that are trying to hide something and hoping to distract you with the money. 

You might need an Attoney and/or a CPA to advise you before you start and have decided what to do.Another thing you should do before you start investing is to locate your office that has the least amount of distractions. 

Generally speaking, we can divide each market on A, B, C and D classA class - The best area in town, new construction, low crime, best school distracts, usually most expensive housed in town where Business owners, C-level executives or just purely reach people own.

And leave your guru BS meter at home as it will go off when the upsell starts making a very loud noise that will distract others for fishing out that checkbook.

That said, December is a horrible month to try and rent anything due to the distraction of the holidays. 

It becomes a pleasant distraction that keeps them from doing what they know they need to do; jump in.

Or maybe I just committed the rookie mistake of not having my strategy in place before looking for properties, or allowing myself to get distracted from what my focus should have been.
