.** I think part of the problem is there is a disconnect between what GURUS preach during seminars (having been to 4 myself) and what is actually required to begin wholesaling and investing using OPM (since they love to use this as a sales tactic). 

So if that pissed off tenant is calling you to hassle you, you can block his number and when he calls you he will hear a "phone disconnected" message.

I do my due diligence prior to offering on these type of properties and factor all of that into my offer....but I often get outbid by those who have no clue until they try to rent them out and code enforcement nails them and the city orders a utility disconnect until it's resolved.
