Referencing another recent post, there's not a great software solution that I am aware of for on-boarding a new MTR resident.If you aren't already, I would make sure you disclose to a potential resident any relevant issues that are endemic to a unit as early as possible.

I have a background in technology and real estate (I was a previous VC-backed technology company founder), so I am very tech-friendly, and I like to adopt solutions that streamline workflow/enable best practices. 

When the market was slower we even worked directly with the REO bank for the properties and soem of them would do portfolio loans on their own assets. 

Are you primarily B2B (contracting directly with companies/agencies) or B2C (leasing to individuals/or Airbnb)?

Are you comfortable reaching out directly to banks/credit unions?

So my solution was nearly zero work, almost no experience required, and an improvement on their current zero income solution.

There is a high probability of a solution, but you need the right team to make it happen.

You can also go straight to the source - Direct DSCR Lenders - don't necessarily need a mortgage broker to shop for you (especially if you are here and asking the right questions and clearly are sophisticated - unless you are SUper-strapped for time, you don't seem like an investor that needs to pay a broker for help - go straight to the lender)3) Last question- i'm seeing rates on DSCR loans in the 7.2% to 7.5% range, in addition to 1 to 2 points and they likely track 10 yr treasuries (4.26% as of today).

I know there are some PMS lite solutions out there made for low unit count portfolios but honestly I used ical and excel until about 15 units.
