Are their firms that do preferred equity placement for $7-10MM condo development projects that are only looking for $1-3M check or is that best just through a HNW?

I'm looking to apply these skills to lending/mortgage banking, investment/property management, acquisitions or development. 

This is not a rescue type situation nor a new development type situation but rather an existing high occupancy project, but why can't a sponsor raise enough common equity?

I'd recommend doing some research into what markets you want to target (landlord friendly / growing population / economic drivers and developments) of those markets. 

Are there any upcoming infrastructure projects or developments that could impact property values in these neighborhoods?

Blue Crane (grandsons of Sam Walton) has recently acquired a big chunk of property in Bella Vista and has plans to do some mega developing there. 

I've heard of instances where I've seen the investor do well long-term and some where the investor has been able to build and sell or just hold and eventually sell if new developments are coming up in the surrounding area. 

From what I can tell, FTF did a poor job of monitoring the progress of the project and released funds to the developer when they shouldn't have.  

They just broke ground on Nevada's first vehicle manufacturing facility out there to build and develop the Tesla Semi Truck!
