Seems like there is some kind of vendetta against doors and cabinet doors, my tenants destroy them like its some kind of conspiracy, have you experienced anything similar?

So my concern is raising the rent on these tenants and them revolting, destroying the property on their way out, and/or just refusing to leave resulting in me having to deal with costly evictions.

Cash flow usually doesn't make sense but fixing it up adds no value as new tenants will probably destroy it. 5+ units -- Margins make much more sense here, but the amount of cash might be prohibitive.
