This is the primary reason I prefer VRBO over Airbnb.

The wife and kids would prefer to stay. :)   I'll likely do the HELOC and not worry about the extra taxes on gains over $500k when I finally do sell someday. 

But in my mind that's your best case scenario, take your profit at the beginning, maybe buy a couple of the houses at a discount on the back end as rentals if it works out, but for sure I wouldn't want my profits for improving raw land tied to the final sale of the home unless I was incentivized to do so.  

So I waited a couple months, and they reduced the price.

Hey Caleb, There are a couple local REIA groups that would be good sources to come network with local investors.

They stay for a couple months without paying because they literally can’t pay. 

I was wondering if there's is any information about this group and what it is they do... and if it's worth paying their membership fees There’s a couple of members on here that are a part of or have been part of lifestyles unlimited.

I prefered two or three more years that I can work and save money to buy a house ( $300k) and car (30k) with cash.

Spending a couple of hundred dollars can reveal major issues.
