If we get a big snow storm my contractor comes and cleans up our two spaces as a curtesy.

It looks like the pump is connected to an ABS (plastic) drain pipe going into the ground and that like should not be clogging, at all, if the pump is working properly.Every plumbing system with a pump needs a high number of clean-outs to access the pipe so you can clean the pipes with the proper equipment.

Places that need new flooring, paint, a deep cleaning, some yard work and so on. 

Clean up after the mess and move on.

So today, when contractors tell me bigger numbers for work that I know l can do it is hard to let it go.A lot of landlords do their own cleaning and maintenance to save money or to increase their knowledge/experience.

I spent about 6k to get rid of the smoke smell including painting, cleaning the vents, cleaning the furniture etc.  

Beyond the fact you need to know how to use it, know what you are looking at and and then have to clean it... it is ok to just punt that task to a professional.
