House hacking is a financial no-brainer, it eliminates you single biggest monthly expense, so you can increase your savings rate.

I'm a property manager now so it does benefit me when someone buys an investment property and hires us, but I have never changed my tune on telling someone to buy the right rental properties, did that way before when I was just another investor.

You should be able to get up to 80% LTV on a rate term refinance.

I recently bought a commercial condo (retail) and have been going through hoops with the seller (developer) to make changes to make the space ADA compliant. 

That term is generally used when zoning has change, such that it if the structure were destroyed, it could not be built back. 

This resulted in needing to bring in a rescue fund to take over the property and change the name, pushing our original investors down to B-2 status.

The only note is it is easier to set up the LLC before closing but not so hard to change after.
