I am a real estate investor in Vegas, and my family has lived in the West Texas area for decades.I have a property that I'm working here and would love to speak with any buyers and or experienced wholesalers.I don't know how to connect on the site that I did see this thread while researching the wholesale market here.

The reason being is that usually the commission offered for tenants agent is low and tenants are usually unrepresented, unlike buyers when purchasing a property.

I know its expensive but you will be well protected :)Or you save a lot of money and be better protected by doing this consistently and well:-carry appropriate types and amounts of insurance-sign contracts with indemnification provisions- obtain all necessary licenses and permits to operate your business-ensure all vendors/contractors are licensed and insured and list you as additional insured-sign well drafted and fair leases and be a responsive landlord -be an active owner or hire an active PM who avoids or at worse timely eliminates premises liability exposure The strategies you often read about are sold by alarmist asset protection companies who fail to disclose how impractical they are.

You would ideally want to buy in the downmarket for below market price (around this time of the year since its more of a buyers market) and then sell in spring when values are going to be increased and also have a sellers market (you could sell for above market price).

Overall Austin is currently a Buyers market but there are some neighborhoods that are Sellers markets due to good schools, accessibility to Tech hub job areas, parks, entertainment etc.

This isn’t really a big deal though.Rent payments can be abated over unresolved maintenance issues and tenants failing to abide by S8 requirements.Many S8 housing commissions will not hold tenants accountable for damages they cause (tenant is supposed to repair or lose their voucher).

There are several companies I know locally who recommend replacing every single line that they scope, whether it needs it or not and I won’t let them near my properties or any of my clients properties that are being inspected by buyers.
