So I’m weighing possibly missing out on a deal because this guy’s a bum versus getting $3K off closing costs, which is significant to me at this point.We were able to schedule viewings with one of those Redfin brokers on our own.

If it was a better class of property but you just happened to get a bum tenant, I would recommend getting it stabilized and cash flowing which you can then recoup your losses.

and some one closing on a property and reselling does not get a free pass if there is unconscionable profit or fraud in the inducement  IE telling a seller your  350k property is only worth 200k like the case in Colorado mentioned either in this thread or another.. that's just wrong. 

I am not ok with paying for some bum to lay around while I pay for it!

Where I live, I see the "homeless" - we used to call them bums - punching around on smartphones all the time. 

As bummed as we are for it getting delayed it has appreciated tremendously in Sneads Ferry and we negotiated $1,000 off closing costs for every month that it’s been delayed!

I have a private money lender that wears very old jeans and you would not know he had money just by looking at him.I have a friend that has bought 2 to 3 times more houses than me and he looks more like a beach bum and refuses to change.

Loan originators also tend to have higher incidences of stress-induced life implosions, a lot of times they go become Realtors due to the lower stress level (3 or 4 of my Realtor partners are former LOs).
